This free short-term rental calculator turns a nightly rate, nights booked per month, cleaning fees and your costs into monthly Airbnb income and cash flow. The formula: gross income = nightly rate × nights booked + cleaning fee × stays; cash flow = gross − platform fee − cleaner and supplies per stay − fixed monthly costs. With the starting figures above ($120 a night, 18 nights, 6 stays) gross income is $2,520 a month and cash flow is $1,142.40 a month, or $13,708.80 a year. No sign-up, nothing to download.

Nightly Rate Times Nights Is Not Income

Cleaners, supplies, platform commission, and the mortgage or rent underneath the property all come out first. The cash flow line is what is left after every one of those.

Occupancy Is the Whole Game

The difference between twelve and twenty booked nights usually decides whether a listing is profitable. Test both. If the numbers only work at high occupancy, the listing is fragile to a slow season.

Cleaning Fees Aren't Profit

Most hosts charge a cleaning fee and pay most or all of it out to a cleaner. Enter both sides so the tool doesn't flatter you.

The Fixed Costs Line

Include mortgage or rent, utilities, internet, insurance, and any HOA or licensing costs. Short-term rental insurance usually costs more than a standard homeowner policy.

Check the Rules First

Many cities restrict or license short-term rentals, and leases and HOAs often forbid them outright. Verify before you furnish anything.

Renting Out a Room Instead

Hosting a spare room has far lower fixed costs since the property expense exists anyway. Enter a smaller fixed-cost figure to model that version.

How the result is worked out

Monthly gross is the nightly rate times the nights booked, plus the cleaning fees you charge guests. The calculator then subtracts the platform fee, the cleaner and supplies cost on each stay, and your fixed monthly costs, leaving monthly cash flow before income tax. Run it twice — once at the occupancy you hope for and once at the occupancy of a slow month — and treat the gap between them as the risk you are taking.

Tax on short-term rental income

Rental income is taxable and is usually reported on Schedule E, with deductions for the share of expenses that applies to rented days. If you provide hotel-like services, or the average stay is seven days or less, different rules can apply. Many cities and states also require you to collect occupancy or lodging tax, which some platforms collect on your behalf.

Valuing the property

Net operating income ÷ price gives the cap rate, a quick way to compare rentals.

Depreciation

A furnished rental's building is depreciated too; estimate the yearly deduction.

Frequently Asked Questions

How do I calculate Airbnb monthly income?+

Multiply your nightly rate by the nights booked in the month and add the cleaning fees you charge: at $120 × 18 nights plus 6 cleaning fees of $60, that is $2,520. That is gross income; take off the platform fee, turnover costs and fixed costs to get cash flow.

What is short-term rental cash flow?+

The money left each month after every cost the listing has: platform fee, cleaner and supplies for each stay, and fixed costs such as mortgage or rent, utilities, internet and insurance. On the example figures that is $2,520 gross minus $75.60 platform fee, $402 turnover and $900 fixed = $1,142.40.

Is this short-term rental calculator free?+

Yes. It runs in your browser with no sign-up, and nothing you type is sent anywhere.

What occupancy rate does the calculator use?+

Occupancy is nights booked divided by 30. 18 nights is 60%. Enter your own nights booked to change it.

How do I estimate occupancy for my area?+

Look at how frequently comparable listings near you show blocked dates over the coming weeks, and model a conservative and an optimistic case.

What are the biggest hidden costs?+

Turnover cleaning, restocking consumables, insurance, and vacancy during slow months.

Do I need a license to host?+

Many cities require registration, permits, or lodging tax collection. Check your local rules before listing.
